How it works step by step

The first contact

Someone from our team will visit the property and make sure everything is in appropriate condition. We look at the accommodation and see if it meets our and all the legal requirements. We go trough the agreement and explain in detail how our rental management service work. If the property is missing some legal requirements that are not included in our service we can arrange this for an extra fee depending on the matter.

Pricing, presentation and signing

Our rental team conduct a proper market research in your area to be able to set a price that is fair for you and attractive for the tenants. When we have agreed on this term we start signing a one year contract. After this we make a professional presentation of your property and publish it on several international portals to obtain as much visibility as possible.

Let the income flow!

We now publish your property and advertise in innovative ways including social media, newsletters , influencers and various holiday portals to give your property good exposure and ensure a sandy flow of guests. When the guest arrives we are their host and make sure they have a pleasant stay in your property.

Relax and enjoy the benefits of having a passive income

We will make payments to you each quarter and attach a financial report of your property so you can have a . Remember that if you or your friends and family want to book the apartment you can contact our rental team anytime and tell us which dates you will be staying in the property. This have no extra fee.

What requirements do the government have?

The requirements of homes for tourism purposes are easily achievable and are defined in Article 6 of Decree 28/2016, of February 2, of homes for tourism purposes, and are:

a) Have an occupancy license, and comply at all times with the technical conditions and quality required for housing.

b) The rooms will have direct ventilation to the outside or to patios and some system of darkening of the windows. This requirement will not be required when the dwelling or the building in which it is integrated is classified as an Asset of Cultural Interest and the level of protection prevents performing any type of work, modification or intervention that is necessary to comply with the requirement.

c) Be sufficiently furnished and equipped with the necessary equipment and appliances for immediate use and according to the number of places available.

d) Refrigeration by fixed elements in rooms and rooms, when the operating period includes the months of May to September, both inclusive. If the period of operation includes the months of October to April, both inclusive, they must have heating. This requirement will not be required when the dwelling or the building in which it is integrated is classified as an Asset of Cultural Interest and the level of protection prevents performing any type of work, modification or intervention that is necessary to comply with the requirement. An adaptation period of one year is granted for this requirement until 05/11/2017.

f) Have tourist information, in physical or electronic support, of the area, leisure areas, restaurants and cafeterias, shops and food stores, the nearest car parks to the house, existing medical services in the area, means of urban transport , plan of the locality and guide of shows.

g) All homes will have Complaint and Complaint Sheets available to the users, and a poster announcing them in a visible place inside the house.

h) Cleaning of the house at the entrance and exit of new clients.

i) Bed linen, linen, household goods in general, depending on the occupancy of the home and a replacement kit.

j) Provide users with a telephone number to attend and resolve immediately, any query or incident related to housing.

k) To have at the disposal of the users information and operating instructions of electrical appliances or other devices that require it for its correct use.

l) Inform the users of the internal rules regarding the use of the facilities, dependencies and equipment of the dwelling, as well as the admission and existence of pets in the dwelling, restrictions for smokers as well as restricted areas of use.
